Booking terms

Submitting the website form is a request, not a confirmed reservation. A direct booking becomes binding only when Villa Infinity confirms it in writing and the guest completes any payment step stated in that confirmation.

Until electronic payment is introduced on the website, the lawful payment method and timing will be provided in the written confirmation. Payment must be made using a method permitted by applicable Greek law. The person making the booking does not have to stay at the property but remains responsible for the booking and for communicating these terms to all guests.

• Minimum booking age: 18.
• Minimum stay: one night. A three-night minimum applies to any stay that includes a night from December 18, 2026 through January 3, 2027, or from April 26 through May 3, 2027.
• Maximum overnight occupancy: eight guests.
• Check-in is from 1:00 p.m.; check-out is by 11:00 a.m., unless otherwise agreed in writing.

Prices quoted directly by Villa Infinity include all mandatory taxes and fees. Optional services, approved events, damage, or other separately agreed additions may carry an extra charge that will be disclosed before acceptance.

• Cancellation at least 14 full days before the scheduled check-in date: 100% refund of amounts paid for the accommodation.
• Cancellation fewer than 14 days before the scheduled check-in date but before the scheduled check-in time: 50% refund of amounts paid for the accommodation.
• No-show, cancellation at or after the scheduled check-in time, or early departure: no refund.

Refunds are returned through an appropriate payment method. Mandatory rights that cannot lawfully be excluded remain unaffected.

• Private gatherings, parties, or events of up to 20 people require prior written approval. Approval may include additional conditions or charges.
• Smoking is permitted only in outdoor areas and must comply with fire-safety instructions.
• Pets are permitted only with prior notice and acceptance.
• Quiet hours are midnight to 7:00 a.m. Guests must also comply with any stricter quiet hours required by Greek law or local rules.
• No security deposit is currently charged. Guests remain responsible for loss or damage they cause beyond ordinary wear.

For a confirmed stay, the person making the booking may be required to provide a passport or identity-document number and any other information required for Greek short-term-rental, tax, accounting, or public-authority obligations. Identity details should not be entered in the initial website inquiry form.

• The outdoor pool is available year-round. If repairs or painting are necessary, we reserve the right to close it for one period of three consecutive weeks, normally scheduled between November and March. The indoor pool is available from November through March.
• Both pools are heated. Heating is adjusted according to outside temperature, weather, safety, energy, and operating conditions; a particular water temperature is not guaranteed.
• Pools may be used 24 hours a day, subject to quiet hours and temporary maintenance or safety closures. No lifeguard is present.
• Guests under 18 may use the gym, sauna, and steam room only under continuous adult supervision.
• Barbecue use is subject to weather, local fire-risk notices, fire-department restrictions, and instructions from public authorities. It may be suspended without notice when open flames are unsafe or prohibited.

Amenities may be temporarily unavailable due to weather conditions, safety restrictions, maintenance, technical failure, utility interruption, or instructions from public authorities. Such interruptions do not automatically entitle guests to a refund where they are outside our reasonable control. Nothing in these terms limits a refund or other remedy that the guest must receive under applicable law.

These terms and direct bookings are governed by Greek law, and the courts having jurisdiction under applicable law may hear any dispute. The Greek version and each translation are intended to have the same meaning. If an inconsistency cannot be resolved, the Greek version prevails, without limiting mandatory consumer rights.
